Retaining wall quotes confuse people because two walls that look similar can price a world apart. A knee-high garden terrace and a six-foot wall holding a slope above a patio are different projects wearing the same name. Here is how 2026 pricing actually works.

The short answer

National 2026 guides put professionally built residential walls at roughly $20 to $60 per square foot of wall face, with typical full projects landing between about $3,200 and $9,400. Material picks the lane:

Wall face means length times exposed height - a 20-foot wall standing 3 feet tall is 60 square feet of face.

The four-foot line

Height is the biggest cost lever, and four feet is where it snaps. Above roughly four feet of exposed height, most jurisdictions require a permit and an engineered design, guides put the engineering at roughly $1,200 to $2,000, and the wall needs geogrid reinforcement layered back into the slope at a few dollars per square foot. None of that is optional, and none of it is wasted - the loads on a tall wall are measured in tons.

Sometimes the smart design answer is two shorter terraced walls instead of one tall one. Terraces can stay under the engineering line, drain better, and turn a single steep face into planted, usable steps of yard.

The line-item you never skip

Drainage. Guides price proper wall drainage - gravel backfill, perforated pipe at the base, an outlet for the water - at several dollars per square foot, and it is the first thing cut from a lowball bid. Water pressure behind the wall is what kills walls, which is why every wall we build gets drainage behind it, and why steep sites sometimes pair the wall with a French drain above it. If a bid does not mention drainage, that is the corner being cut.

Sacramento-area notes

The region’s clay holds water against whatever you build, which makes wall drainage matter even more here than the national guides assume. In the foothills toward El Dorado Hills, digging meets decomposed granite and rock, which slows footings and moves excavation costs. And on remodels, tying the wall into a larger plan - patio below, planting above, steps through - usually costs less as one designed project than as three separate ones; that is the core of our backyard build work.

Folsom is its own permit authority, and its rule is tighter than the four-foot line most people quote: the city guide skips the permit only for block or segmental walls with three feet or less of exposed height, level backfill, no surcharge and no solid fence on top (two feet for wood walls), and it lists retaining walls among its plan-reviewed permits.
